Independence
at The Preserve
Independence at The Preserve reimagines build-to-rent living as a 209-home duplex community that bridges multifamily efficiency with the comfort and identity of single-family neighborhoods, designed for the “missing middle” renter who refuses to compromise on space, privacy, or quality.

“Independence at The Preserve doesn’t just build homes. It builds neighborhood identity. This is the kind of community that redefines what rental living can feel like for families in the Inland Empire.”
Randall Lewis
“Close collaboration with the city enabled us to navigate legacy municipal codes not written for this hybrid housing type. The result is regulatory alignment that opens the door for future communities like it.”

Project Statement
Independence at The Preserve challenges the traditional apartment model by shifting to a true neighborhood experience. Vertical duplex forms achieve density while maintaining residential scale. Every home features private open space, an attached two-car garage with EV charging, and for-sale-quality interiors tailored to varied household needs.
Rather than relying on an amenity arms race, the design focuses on what matters most: livable space, autonomy, and access. Walkable connections to schools, retail, and daily services are paired with intentional outdoor gathering nodes that foster an authentic, socially connected environment.
Innovations extend to planning and operations. Distributed solar integration advances sustainability, and leasing and management are embedded within a model home, reducing excess construction while future-proofing for remote servicing.
Target Market
The “missing middle” renter: someone priced out of homeownership or choosing not to buy, but unwilling to compromise on space, privacy, or quality. Designed for residents who want to live in a true neighborhood setting with autonomy and identity, rather than a traditional apartment environment.
